Individual Rental Pool Program
Solmera Coast condotel units are developed and sold by DMCI-PDI, and then turned over to the unit owners. Unit owners are required to enter into a lease agreement with PDI-Hotels, a third-party hotel operator. Let’s find out how it works.
The revenue distribution from the lease agreement is as follows:
- 30% to the unit owners
- 5% to the condominium corporation for association dues and expenses
- 65% to the hotel operator for the regular maintenance and upkeep of the project
Condotel unit owners who join the Individual Rental Pool Program can expect an immediate income-generating investment once the project is operational. It is a convenient, hassle-free, and future-proof investment. Every unit will be fully furnished and managed by the Hotel Operator. The Hotel Operator will also take care of association dues. Ownership of the units will remain with the buyer.
Lease Term:
- Initial period of 10 years
- Automatically renewed for another 10 years unless rescinded by the unit owner
- Independent short-term lease is prohibited
Monthly Income:
- 30% of the Gross Room Revenue
Individual Rental Pool Program
If the occupancy rate is 35% in the first year of operation, the Individual Rental Pool Program is expected to generate the following:
- Monthly Gross Room Revenue: ₱34,690,367.00
- 30% Share for Unit Owners: ₱10,407,110.00
- Less 5% Withholding Tax: ₱9,886,755.00
The monthly income formula is as follows:
Monthly Income = 30% of Gross Room Revenue * Unit Gross Floor Area / Total Gross Floor Area of All Condotel Units
This means that the monthly income for each unit owner will vary depending on the size of their unit and the total size of all units in the program.
